Renovate Your Surprise AZ House Before Selling

Before entering into a home sale, you may consider updating or renovating your surprise AZ house. This can be a wise investment that significantly increases the value of your surprise AZ house while also attracting potential buyers who might not have considered giving your surprise AZ home a second glance. Most real estate agents will tell you that the listing that sell the fastest and for the most money is the surprise AZ house that is in the best condition. Even in a hot market, buyers pay a premium for homes they can move right into.

It is not recommended however that you do a major renovation of a surprise AZ house simply for the purpose of making it more salable. The reason for this is that, in most cases, you can't immediately recoup a major renovation investment. Your money should be spent on giving your surprise AZ house an economical cosmetic face lift.

First impressions are very important in the home sale process, so you should pay attention to how your surprise AZ house looks from the street. Concentrate your efforts on sprucing up the front and entry of your surprise AZ house first. Your surprise AZ house should look inviting and well maintained, so clean up the yard, plant new sod if the lawn is dead, fix leaning fence posts and paint the front door.

Buyers appreciate a clean, tidy interior. Make the most of all the available living space in and around your surprise AZ house. Many people cannot visualize how a space will look, so you're wise to leave nothing to the imagination.

THE CLOSING: Have your surprise AZ house, including the windows, professionally cleaned. Be sure to keep your home clean and tidy during the marketing period. Bright interiors are appealing, so leave the lights on during showings, even though it may seem like a waste of money.

Buying from a Builder

“I want to buy a new home from a builder. I don’t need a Realtor … Do I ?”

It’s tempting to assume that new construction is sound construction, but that’s not always the case. There are many factors to consider when purchasing a new home and they can seem overwhelming if you don’t have the right resources available to you. Some of these factors include; investigating the builder, evaluating the location, getting a thorough inspection, negotiating the upgrades you want, spending countless hours researching ads and driving around town. You need someone who has experience in all of these areas and can help guide you through this process by keeping you informed of all your options. In addition, the builder pays me from their marketing dollars or other funds so my services come at no cost to you!

Some other important points to consider:
  • Having me represent you WILL NOT affect the price of your new home.
  • Most contracts favor builders NOT buyers.
  • Unlike some other agents, I will accompany you to your contract signing in order to look out for your interests.
  • I provide access to qualified home inspectors who will make sure your home exceeds all quality standards.

You can avoid costly mistakes by having the right representation! Remember, I must accompany you upon your FIRST VISIT TO ANY BUILDER in order for representation to be established. My hope is that you would allow me to serve you and walk with you through the entire new home buying experience. My MLS access provides me with information on hundreds of new homes throughout the Valley. Call me today to get started with your new home search!
